About this template
Measure existing hardwood room by room and flight by flight before sanding and refinishing it: the area, solid or engineered and the wear layer left, the existing finish, cupping and other defects, moisture readings, boards to replace, and the sealer, stain and finish in gallons per product.
Guide and sources
One row per room: length and width in feet, plus or minus what changes the floor area, then what you see: solid or engineered, the species, the existing finish and the defects. The figures in the hints are what finish makers, the NWFA and the MFMA publish; your product's data sheet comes first.
Engineered floors: look at the wear layer above the tongue (a floor register or a threshold often shows it). The NWFA says not to sand under 3/32 in, and one sanding takes less than 1/32 in. Cupping or crowning means moisture: find the source and let the floor even out before sanding. Take a few moisture readings per room.
Gallons come from the area, the coats and the spread rate on each product's data sheet, per coat: sealer, stain and finish apart, rounded up once for each product. Waterborne finishes print about 350 to 700 sq ft per gallon, oil-modified ones 290 to 600; hard-wax oils print per litre and go much further. Stairs have their own table: the treads, and the risers when they get the same finish.
Before the work: old vinyl under a carpet may contain asbestos and must not be sanded; old paint or finish may contain lead. Oil-soaked rags can catch fire on their own: spread them out or keep them wet in a closed metal can. Canada and the US cap the VOC of floor finishes; the can's label says which category it is in.
