About this template

The seasonal visit of a maintenance agreement, one row per unit: the furnace's temperature rise, static and manifold pressure against its rating plate, the air conditioner's or heat pump's subcooling and superheat worked out from your readings against the plate's target, filters, drains and CO.

Guide and sources

One row per unit visited: the furnace in the Heating section, the air conditioner or heat pump in the other. ENERGY STAR asks a pre-season check-up each year, the cooling in the spring and the heating in the fall; the American national standard is ACCA 4 QM. Note the filter, then take the readings once the unit has run steadily.

The furnace: the temperature rise is the supply air less the return air, compared with the rise range on the rating plate; the external static pressure is compared with the plate's maximum; the manifold pressure with the maker's figure for the model and the fuel (Goodman and MRCOOL: within 0.3 in. w.c.). The CO near the unit is noted as read; Health Canada's residential limits are 25 ppm over 1 hour and 10 ppm over 24 hours.

The air conditioner or heat pump: type the line temperatures and the saturation temperatures read on the gauge, and the sheet works out the subcooling and the superheat, compared with the target on the nameplate or the maker's chart (Rheem: ±1.5 °F for subcooling, charged in cooling at 55 °F outdoor and above). Every target comes from the unit's own plate or manual; the sheet shows each margin, never a verdict, and totals nothing. The client's report shows the units, the filters, the rise or the split, the static pressure and what was done; the targets and margins stay in your team's report.

Ducts and vents has a section of its own. The ducts, a row per run or per group of registers: the kind, the material, the registers or grilles, the length and the inside size (a round duct: its diameter only) give the inside surface to clean; note the condition as you see it and the access openings to cut. NADCA ACR asks an inspection before and after the cleaning, and for a house recommends one every year for the air handler and every 2 years for the ducts. The sheet never says ducts need cleaning for health: EPA and CMHC found no proven benefit, and name the cases where cleaning makes sense (mould, vermin, debris, a new house or a renovation, an airflow problem). The dryer vents: the straight length and the elbows, each with its equivalent length from the code table or the maker, give the equivalent length, to compare with the IRC's 35 ft or the dryer maker's chart.
