About this template

Survey a masonry repair job elevation by elevation: the wall area to repoint with the joint length, mortar and bags it takes, the bricks to replace or rebuild, cracks, lintels and sills, weeps, flashing and ties; each chimney above the roof; the foundation walls to parge.

Guide and sources

Walk each elevation and give it its own section: front, rear, sides ("Add an elevation"), then each chimney above the roof and each foundation wall. In each elevation, type the brick once (its length, height and joint width, measured on the wall: 4 bricks and 5 courses with their joints, divided), then one row per zone; the rows start from it.

Repointing: type the zone's wall area and the share of its joints to redo (100 for all of it). The sheet gives the linear feet of joint, the mortar and the bags, so the job can be priced by area or by length. Rake out at least twice the joint width, generally 3/4 in (BIA), 2 to 2 1/2 times for historic work (NPS), and down to sound mortar. When a quarter to half of a wall or more needs it, redoing the whole wall may cost less, more so on scaffolding (NPS).

Mortar: never stronger than the old one. Type N for most modern brick, Type O or K for soft old brick, lime for historic work; when unsure, send a sample to a lab and build a test panel. The yield printed on the bag always wins over any figure in this template. Bags are exact on each row and rounded up once per product for the sheet.

Bricks: count the spalled, cracked and loose ones, or type the area of a patch to rebuild with its wythes. Add your waste: BIA adds at least 5% for new work. Match color, texture and size with a sample panel.

Chimneys: the stack faces are worked out from the width, depth and height above the roof; type that area in the chimney's repointing row, and the area to rebuild in its brick row. The chimney's mortar and bricks add up with the facades' per product.

Cracks wider than 2 mm, through several bricks, stepped or diagonal, rusted lintels and bulging walls are signs an engineer looks at (BIA). Note them with their length and width; this sheet does not judge them. Sealant joints (movement joints, around openings) belong in the caulking survey: note them here with their length only.

Cold weather: mortar and masonry kept at 5 °C (41 °F) or more during the work and for 48 h after (NBC); TMS 602 rules apply below 40 °F (BIA TN 1).
