Measure driveways, patios and decks by length and width, walls by length and height, fences and railings by length, height and sides. Choose the material, how dirty it is and the method: shingle roofs and soft claddings call for a low-pressure wash, and shingle makers say never to pressure wash them.
If you seal, take the coats and the coverage from the sealer label: the sheet totals the sealer to buy per product, rounded up once per section. Your production rates and hours stay out of a report for the client.
Before you quote, check the water supply and where the wash water will go: it must not reach a storm drain. Ask the city when in doubt. Note what needs protecting and any damage that is already there, with photos.
