About this template

Walk a building at the end of the work: area by space and phase (rough clean, final clean, touch-up), windows and glass, fixtures and items, exterior and grounds, for crew hours at your own rates.

Guide and sources

Walk the building with the general contractor, floor by floor. In Spaces, add each room or area with its type, its floor and its size, or the area from the plan, and the phase: rough clean during the work, final clean before the handover, touch-up before the move-in. A space cleaned in two phases gets two rows. Enter your crew's production rate for that phase: time a sample space, since the phases go at very different speeds.

Count the panes in Windows and glass, inside, outside or both, with your minutes per pane: after construction there are labels, glazing compound and paint or plaster specks to remove. Count the toilets, sinks, appliances, light fixtures, diffusers and air filters in Fixtures and items, with your minutes per item. Add the paved areas to sweep and wash in Exterior and grounds.

The sheet gives you the area by phase and the crew hours by phase, by glass type and for the items and the exterior. Multiply by your own rate to price the job. Rates, times and hours stay out of a report for the client.

The final clean scope lists the usual closeout tasks of owner specifications (labels off, glass polished, plumbing fixtures sanitary, filters replaced, diffusers and light fixtures cleaned): tick what this job includes. Wash water from walks and steps does not go to a storm drain.
