About this template

Room by room for a move-out, a move-in or a rental turnover: areas by floor, labour hours from your own minutes or rates, extra tasks, the conditions found on arrival with photos, and the linens and supplies per turnover.

Guide and sources

Room by room: the room type, how many identical rooms, the floor and its size (or the area from the plan or the listing), the condition as found. Type your own minutes per room, or your own rate by area, for this kind of room in this condition: the sheet gives the labour hours (ISSA's method, a count times its minutes or an area over its rate). Then the extra tasks the job asks for, inside the oven, the fridge or the cabinets, by count and minutes; Airbnb names the spots often missed, under beds, inside drawers and appliances.

Before you start, record each condition found, where it is, with a photo: a stain, a hole, a broken item, signs of pests. It shows what was already there. Note what the lease or the listing asks for, as written: the sheet takes no position on what a tenant owes (in Quebec, Québec.ca and the INSPQ list the Civil Code articles). Disinfect as on the label: clean first, then keep the surface wet for the contact time (EPA; in Canada, a DIN on the label).

For a short-term rental, the linens and supplies one turnover uses and the turnovers per month give the monthly use per item; with your par level, the linens to own (LODGING: four or five par; Airbnb: spare sheets and towels for same-day turnarounds). The client's report shows the rooms, the areas, the tasks, the conditions found and the linens; your minutes, rates, hours and par stay in your team's report.
